Why do we have to have an Association?

The Homeowners Association is required to exist by Michigan State Law. There are subdivisions that have been able to dissolve their Associations in the past, that is no longer an option. The common area is the primary responsibility of the association, along with contractual obligations, budgeting, etc.

Why do we have to have Insurance?

It states directly in our by-laws that we must carry insurance on the (common areas) front entrance. Also as volunteers dealing with everyone's money we have insurance to protect your dues money and ourselves.

Who should I call if I have a problem with our subdivision snowplowing?

Maintenance by Kane is the contractor we use for our snow removal. If you need to contact them please call Kevin @ 586-634-7212. PLEASE remember to keep your cars OFF of the streets after a snowstorm! We have also received complaints of homeowners blowing snow into the street after the plows have already come through. Please do NOT do this. Respect your neighbors!

Who do we call when a streetlight is burned out in our subdivision?

If you have a bulb burned out on a streetlight in front of your home please call and report it to DTE. Call 855-383-4249, for a replacement bulb. IMPORTANT: Please locate the serial number on the light. It's on the side facing the street and about 6 feet up. This number is what Edison uses to locate the correct light pole. It is not the responsibility of the HOA to take care of this. PLEASE call and make sure you leave your address with them.

Can we get the sidewalks around our hosues replaced?

Many municipalities have contractors that take care of sidewalk replacement at a contracted price. While they handle the process, you are still probably required to pay for the repairs, which is usually pretty reasonable. If it is the public sidewalk, you may contact the Building Department to inspect the sidewalk, at 586-992-0710.


Chris Benjamin at the Building Department (586-992-0170 ext. 2274) is also another person that can be contacted in regards to complaints about property upkeep.

What do the red/green X's on the sidewalks mean?

Sidewalk slabs that are slated to be replaced are painted with a red X. Once the replacement has been approved, a green X is painted overtop of the red one. The sidewalks may then be ripped out and replaced once it receives a green X.
